Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Spring Garden has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at Spring Garden pays a flat rate that includes:

  • Optional furniture package (additional charge)
  • In-unit laundry
  • High-speed internet
  • Water/sewer
  • Trash disposal
  • Community features – green spaces, study rooms, etc.

What size are the apartments?

The spacious accommodations at Spring Garden range from 3 to 4 bedroom apartments, with a single bedroom for each resident and available private bathrooms.

Are the apartments furnished?

Spring Garden offers an optional furniture package available for an additional cost. The furniture package includes a full-size bed, desk and chair, nightstand and dresser in each bedroom; the living room includes a sofa, chair, coffee table and end table, the kitchen includes a dining table with chairs.

When do the contracts start and end?

The standard term is August 12, 2022 to July 21, 2023, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

After a Housing Agreement is signed, each resident is required to secure their financial obligation in one of three ways: by providing a qualifying guarantor (often a parent); by pre-paying the final two installments; or by purchasing a third-party guaranty from our partner, Leap. In limited cases, we may also waive the requirement for a financial guaranty if a resident has sufficient income of their own.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Spring Garden also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Spring Garden?

Your living costs at Spring Garden can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Spring Garden. Normal payment deadlines will continue to apply.

Is Spring Garden open to non-students?

Nearly all the residents at Spring Garden are students at the University of North Carolina at Greensboro or North Carolina A&T State University. The per-person contracts are also designed with students in mind. Nonetheless, Spring Garden is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence.

What kind of safety and security are provided?

Spring Garden has a monitored fire-sprinkler system and individually locking bedroom doors. Community courtesy patrols are provided at select times.

What are the policies on pets, smoking and guests?

Spring Garden is a pet-friendly community, subject to limits on animals and breeds. The community is smoke-free in all indoor and adjacent spaces. Guests are welcome at all times, subject to the consent of apartment-mates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Spring Garden?

Yes, Spring Garden offers free on-site parking for residents and guests.

What other transportation options will I have?

A HEAT bus stop and a stop for GTA bus #1 are conveniently located right in front of the community on Spring Garden Street, and run to each campus. Spring Garden also has bike racks on site.
